Nhon Trach, the game of the giant investors to move ahead the trend of high-end real estate
For real estate investors, moving ahead is a decisive factor for success. In particular, "catching the pulse" of transport infrastructure projects is a key issue, especially, when the development orientation of Ho Chi Minh City defined the satellite urban model to fully exploit the strengths of each area and suitable for different urban forms.
In the inner city of Ho Chi Minh City in recent times, the market has seen a wave of rich people moving to the peripheral provinces, where infrastructure is well connected with Ho Chi Minh City and has a large land fund to realize the living dream with fresh environment, close to nature.
With the developed infrastructure, Nhon Trach is becoming a "magnet"
Attracts many real estate investors
The most exciting area at the moment is Nhon Trach when a large number of real estate developers are planning to invest in “huge” project in this area, especially China Fortune Land Development who has bought Dai Phuoc Lotus - a project to develop housing and residential areas from Vina Capital to continue to invest in development. Other projects are Novaland's Eastern Sense urban area and Six Sense Saigon River resort of Ninh Van Bay. The most recent is the villa – townhouse project on the banks of the King Bay - phase 1 - 25ha, developed by Thai Duong Real and Star Beach Company, with a scale of up to 124,468 ha with a total investment of over VND 4,800 billion.
Ms. Nguyen Thi Thanh Tu, General Director of Thai Duong Real and Star Beach Company, said that the work of clearance of Ring Road 3, Section 1A is about to be completed and ready for construction phase immediately, creating strong effects in the real estate market here. Over the past few weeks, hundreds of customers have come to learn about the King Bay project that the company is implementing. "This is understandable because there is only a river (Dong Nai River) between this place and District 9 but the price in District 9 ranges from 20-25 million VND/m2 and the existing residential areas are densely populated, lack of basic facilities, asynchronous infrastructure and are not located near the river. Also, in high-end villas in District 9, the prices are about VND50 million per square meter. Meanwhile, in Nhon Trach, the land prices in riverside projects range from VND 8 to 10 million, but are well planned by investors, with synchronous infrastructure, high quality facilities, and a nature-friendly environment. “When the Ring Road 3 linking District 9 with Nhon Trach is completed, this will be the new residence that many people want to own", said Ms. Thanh Tu.
In addition, due to the policy of developing waterway transport to reduce road traffic, HCM City has launched official water bus routes in August, 2017 along with the shuttle bus and marinas of high-end projects along the Saigon River, Dong Nai River will make waterway transportation develop quickly in the coming time. It will only take 15 - 20 minutes from the center of Ho Chi Minh City to Nhon Trach by waterway. This is also one of the important factors to attract investors to choose riverside projects in Nhon Trach.
